Upper Saranac Lake continues to demonstrate the unusual breadth of the Adirondack waterfront market. Current offerings range from traditional camps and island properties to substantial year-round homes and legacy compounds, with significant differences in pricing depending on waterfront quality, privacy, improvements, acreage, boathouses, and overall condition.

Based on current Adirondack Champlain Valley MLS activity reviewed in late August 2026, there are four active Upper Saranac Lake waterfront listings, one pending sale, and four recently closed sales in the selected market data.

Current Waterfront Inventory

The four active properties are currently offered from $2,975,000 to $3,700,000, with an average asking price of approximately $3.42 million.

That inventory includes several very different types of Upper Saranac Lake property:

  • A year-round contemporary Adirondack home on Bartlett Carry Road offered at $2,975,000, with approximately 271 feet of waterfront.
  • Back Bay Camp, currently offered at $3,495,000, with approximately 340 feet of shoreline.
  • Camp Porcupine, also offered at $3,495,000, on more than nine acres with approximately 400 feet of waterfront.
  • The Panther Cove Compound, a 16.5-acre legacy property with approximately 482 feet of shoreline, currently offered at $3,700,000, reduced from an original asking price of $4,200,000.

The active listings illustrate an important feature of the present market: most available inventory is concentrated at the very high end.

For buyers seeking Upper Saranac Lake waterfront below $2 million, choices are currently very limited.

Pending Sale

A seasonal property on Birch Island is pending at an asking price of $575,000.

The property went under contract after approximately 10 days on the market, demonstrating continued buyer interest for appropriately priced Upper Saranac Lake camps, particularly when they provide authentic lake access and a compelling waterfront experience.

Together, these four sales totaled approximately $3.71 million.

The average closed price was approximately $927,000, while the median was approximately $697,000.

The average marketing time was approximately 32 days, although the median was just 18.5 days, reflecting several relatively quick sales.

Collectively, these properties sold for approximately 99.5% of their final asking prices and approximately 98.2% of their original asking prices.

What the Numbers Tell Sellers

The market is providing a fairly clear message.

Well-positioned properties at attainable Upper Saranac Lake price points are attracting buyers.

Three of the four recent sales were at or below $795,000, and all three achieved agreements relatively quickly. The pending Birch Island property, offered at $575,000, also found a buyer rapidly.

The luxury segment behaves differently.

Properties approaching or exceeding $3 million require buyers to make much larger lifestyle and financial commitments. At this level, acreage, privacy, architectural quality, boathouses, shoreline, views, year-round access, condition, and replacement difficulty become increasingly important.

Current high-end inventory also shows that price remains important even for exceptional properties. Two of the four active listings have already undergone substantial asking-price reductions.

For a seller, this reinforces the importance of establishing a price supported by the property's individual qualities and by real buyer behavior rather than simply testing an aspirational number.

What the Market Tells Buyers

The current market presents an unusual imbalance.

There is substantial inventory around $3 million to $3.7 million, but very little available below $2 million.

For buyers seeking a traditional seasonal camp or modest waterfront home, patience and preparation may therefore be particularly important. Recent sales suggest that attractive properties in the $400,000-$800,000 range can move quickly.

A buyer who waits several days to begin evaluating a newly listed property may find that another buyer is already ahead of them.

At the upper end of the market, buyers have more opportunity to compare properties carefully and assess differences in acreage, waterfront, improvements, boathouses and long-term value.

Gull Point Camp — An Example of Current Demand

Martha Day Realty's 2026 sale of Gull Point Camp at 754 Bartlett Carry Road is a useful example of the market.

The property was offered at $599,000 and went under contract after approximately 27 days, ultimately closing at $599,001.

Situated on 1.36 acres with approximately 99 feet of south-facing Upper Saranac Lake waterfront, the property represented the type of traditional Adirondack opportunity that remains highly attractive to buyers: direct waterfront, excellent exposure, strong recreational qualities and the potential for future improvement.

The sale demonstrates that buyers continue to respond when a property's location, character, potential and pricing are aligned.

Outlook for Upper Saranac Lake

Upper Saranac Lake remains one of the Adirondacks' most desirable large-lake waterfront markets.

The present inventory suggests two distinct segments:

A highly competitive lower and middle market with very limited supply, and
a luxury market offering several substantial properties above $2.9 million.

That distinction matters.

There is no single "Upper Saranac Lake price." Individual waterfront properties vary enormously based on shoreline, exposure, privacy, acreage, accessibility, buildings, boathouses, septic systems, condition and redevelopment potential.

Understanding those differences is particularly important when determining the value of a property before it comes to market.
